Thanks @Darin. Yea I did some study of the neighborhood and they're about in that range for a 1-bedroom unit. What is the vacancy rate of the area currently? In my calcs I factored in 5% vacancy rate as a default but I'm not sure if that's the real vacancy rate of the area.

I submitted an offer and once I'm under contract I'll fly to Dayton and drive around the city to get a feel for it.

Looking at some properties in Eastern Hills in Dayton Ohio along Huffman Ave. east of Smithville Rd. How is this area/neighborhood? Looking at Zillow and it seems like the rents are in the mid 600 range. I'm currently looking at a 4-plex with 1-bedroom units. Anyone familiar with the area would like to give some feedback about the neighborhood or potential cash-flow insights?
