My brokerage is a very fresh new brokerage and I have a pretty awesome opportunity to help grow it. I am trying to recruit more agents and open an entirely new office for the company! We are looking to open an office in Tempe or Central / South Scottsdale. 

The Commission plans are awesome, and a very free flowing place. This new office, with a good location is slotted to become the new Headquarters office for the brokerage. 

My goal is to get 20 full time agents in order to open a new office, but I need to get a few committed people to switch  before I can really nail down a new location. 

There are also going to be some perks for being one of the first few people, especially if you are already a well trained agent and a good producer!

I could be wrong, but that might be what my friends are doing. Also, the home I listed above was bought for $850k (ish) and sold for about 1.1 million without them TOUCHING the property. I am guessing that home fully finished will probably be in the 1.8 - 2.3 million mark. 

As for "Subject to" not really sure what you are talking about. Again, I know more of the residential resale, and some rehab costs on flips. 

For my personal goals, I would be seeking out some small investor opportunities. I just assume that my first couple are going to have to be more traditional financing until I can get more capital. Not to mention, I do plan on buying to hold & rent.

Also @Account Closed,  I am not saying they are averaging it. However, a couple groups that I know are Averaging closer to your number.. Around $4,500 spreads.

@Account Closed Thanks Ken, 

Given my knowledge level, I would be most comfortable with SFR's, and Duplexes. Mostly with Buying and holding as rentals. I would also love to do fix and flips. However, financially speaking I don't really have any leverage with my small cashflow at this time. I need to get some regular Resale going to start getting some money to invest.

Another obstacle right now, I already know several off the market wholesale people. I know the kinds of margins they are generating on a property. So without doing any of the actual work, other than Finding the deal.. they are just marking up the homes and selling it at a $10k - 40k spread to the guy who then will be flipping it.  That aspect is obviously appealing.. do nothing but take down pre foreclosures, probates etc and call it a day.

Hello everyone, my name is Joseph Pike. I have been in the Real Estate world for about 2 years, and a licensed Realtor for about 18 months. I have done some work in the Wholesale world, and some investment properties. I found more of my passion in the regular resale world, however I do want to gain more knowledge of the investment / rental property market to buy my own rentals sooner rather than later.

Some goals:
1. I want to have 50 doors by the time I am 40 years old.
2. I want to sell $2,500,000 in real estate this year, and I am way off my mark right now :(
3. Build a network here with some people both in state, and out of state to earn some referrals from other agents, and give referrals to other agents as well.

Tiny tidbit about me: I was a PGA member, and a golf professional. Suffered an injury, which lead me to Real Estate in the first place. However, I am getting back into it.
