I've looked around the boards for this, but didn't really find what I was looking for. Some people say they don't leave messages when calling sellers, but I do and sometimes they call me back, particularly when they are motivated. But I'm just not convinced my voicemail script is the best it could be. It might even suck for all I know. Any advice is greatly appreciated.

Here's what I got: "Hi this is Josh. I am calling to find out if you are still looking for a buyer for your house on _____________. If so, please give me a call or text me at..."

Also, I follow up with an sms, so if you have suggestions for this: "Hi ____, I'm a buyer interested in your property on _______. Are you still looking for someone to purchase your property?"

Hey Kyle,

Good early morning to you. Thanks for the welcome. You're in North Haven? Looks like you had a successful first two years rehabbing. That's so exciting. I'm starting to gravitate towards that due to the opportunity of the hands on aspect.

I went to a foreclosure auction in Westville on Saturday. It was fascinating! I'm pretty green, but I don't think the numbers were there. 1000 sq ft, 3 tiny bedrooms, 1bath and some significant rehab. Opening bid was 68,900 from the bank and closing was 74k. I don't have access to the mls, but according to Trulia, the last comp sold back in October went for $118k. But it was in pretty bad shape.

Did you get your realtors license? From what I hear you need to actually be assigned to broker to actually get the license. It's something I think I might look into so I can learn more and, more importantly, gain access to the mls.
