@Peter Garaway it was a good deal but the property also had a lot of issues. My brother and I are both contractors it would have been much more if we were paying for construction! 

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Moscow.

Purchase price: $50,000
Cash invested: $50,000

We Bought a duplex in Moscow for 50,000$. I had two partners we all invested 16,000$ to purchase the property. We put 40,000$ into it and then refinanced. The property appraised at $280,000 and we refinanced for $180,000 making us all a huge return and also leaving 100,000$ in equity. We still own it!

What made you interested in investing in this type of deal?

Long term wealth building.

How did you find this deal and how did you negotiate it?

We bought it from an old mom and pop investor. We gave them an offer and they accepted!

How did you finance this deal?

Cash.

How did you add value to the deal?

We remodeled both units entirely.
