That makes sense I plan on keeping the house so it wouldn't make much sense for me to pick up a higher interest rate to save the money on the front end.

Need some help with who to turn to. I'm looking to do a cash out loan on my house I have one offer, waiting on a second. Does anyone know any mortgage companies willing to pay the va funding and closing costs? Or negotiate to pay partial?

A friend of mine brought up a possible deal in Colorado Springs. Here is the situation, the owner is moving out of state and wants to sell the land with several stores already on it, providing income to pay for the loan. My question is where would he start to get financing for the land? I don't want to divulge a dollar amount, but it's pretty large. Any advice on who to turn to would be great.

I would have to agree with Bill to go with option 2. Just off the top of my head, the current owners know they're selling they may be less inclined to put in a lot of work finding a good tenant. So they might not care as much knowing it won't be their problem in a few months.

I would have to agree with what everyone is saying. I own a home just south of the airport and I'm looking to invest into the fountain area myself. I think it's a good time to buy in the fountain area because it's slowly being more developed. I've lived around the security widefield area for six years now and I've noticed more amenities being built in this location. Definitely get more home for your buck and unless something drastic happens I believe the value of homes will only increase in that area for the foreseeable future.

Colin Smith thank you for the knowledge. After reading several forums it does seem like I need to find my niche. My main goal is to flip homes, I'm just trying to find a way to jump start that process. I don't want to rush anything and I'm looking to find options as far as getting the cash to start with. Another task on the agenda is to find a good resource for foreclosure listings in the area that I can go to.
