@Andrew Jones - You are correct, going to definitely use all of this advice and adjust!  Good to hear what everyone thinks to not misinform future investors. 

@Meghan McCallum - You have no idea how happy this post makes me! This is great to hear! We actually are established down in Placencia as well, you may have heard of Little Harvest Caye, Mission Bay Villa, or any of the Gecko properties! Our numbers came back this year showing 10% ROI On 150k Fractions down there, I can provide proof of concepts for anyone that is looking for a detailed report, as Meghan is not making these up. We also rent a year in advance, as I'm sure Meghan knows that these properties are hot.

Also - To help maybe clarify some appreciation with the area. Yes, the airport is in the works. Its not finished and possibly wont be finished for some time now - but the landing strip and buildings are all finished and developed now. For those who are familiar with cruise lines, the Norwegian cruise line just invested 400 million to dock 1 mile off the shore of the Placencia Strip. This mean that during their cruise the oceanfront view is going to be all of the gorgeous Placencia Villas, talk about attraction to an area! Another cool concept in Placencia is that they do not allow commercial real estate down there with developments. Buildings and villas are only allowed to be up to 3 stories. The lifestyle in Placencia is a laid back one, with very high end homes. Its far different from places such as Ambergris Caye which is very tourist like and many locals living there. In Placencia It is very private, if locals are there they are usually working for the owners and staying in their villas to help maintain property. I could go on and on!  I am very happy to see this, I hope you grow to love Placencia more and more as it is truly paradise. 

@Peter Gray - Hey Peter! I have heard great things from Hopkins as I do many beautiful locations in Belize. As it relates to pricing in Placencia, Its actually 40% of the cost of homes in Ambergris Caye. Placencia is very high end you are correct, possibly one of the highest. However, one must take into consideration that Placencia has the longest strip of a true beach in Belize. Many people don't realize that Hopkins and Placencia are the only cities in Belize really known oceanfront reef side beaches. 

@Jose Torres I would be curious to know which areas of Belize you  went to visit. I myself have developments in Placencia Belize and we focus on Vacation rentals and Private Islands. Could you go more into depth with you generalized comment please? 

@Anthony Johnson - Thank you for the kind words. I browse the forums on here daily, the podcasts are very helpful. Something I was hesitant with at the start is just asking questions that maybe sound 'noobie-like' I guess is a phrase I would use. However, you will rarely find someone on Bigger Pockets that would disregard your question. Instead they will always give honest truthful information, as it relates to their personal success or failure. With that being said, its great to read about the failures others talk about and how to avoid the same path they went down. Read the success story forums, see similarities tied between multiple stories. One of the best books I've also read is Rich dad Poor dad written by Robert Kiyosaki. I'm sure you have heard of this, and if not pick it up today! I would say many people here are familiar with that book and I was advised to read it constantly.

@Jan Kahlen Welcome to BP my friend! We are excited to have you join the community. I actually work with a couple of Canadians from Ontario who were interested in vacations rentals as well. Im not sure what kind of returns you're expecting but I can introduce you to them if you would like to talk further in regards to purchases they made. The highest I've seen come across my desk is some of our Belize vacation rentals that show over the last 2-3 years 10% ROI on 150k fractions. Lets touch base! If not I can help refer you to plenty of others here on BP as its a very knowledgeable community.

@John Chapman Its definitely not the same as it was a couple years ago, but from what I've learned it still is a growing city, with (and correct me if I'm wrong) very safe and secure investments that are usually averaging around 5-7% ROI. A lot of our Blue-Chip / A-class assets are right here in Dallas.

@Curt Riffel Dallas is a great place for rentals. I am sure I would not be the only one to agree  that statement, that I can assure you :) !
