Hey everyone! i am currently under contract with a triplex that has 2 units that are occupied. current landlord renewed leases just before signing contract. tenants have lived there for 2-3yrs. how do i know they are current on rent/have been up to date during previous lease? listing agent was at property during showings and inspection, odd? maybe coaching tenants? or am i bugging out? leases with security deposits are in contract. closing date is june 30th so there would be no pro-rated amount for rents. what can i do to guarantee they are up to date and i dont get stuck with someone elses problem? especially with the eviction moratorium and whatnot. triplex is located in NJ. any info/advice would help! thanks in advance!
