Post: Investors looking for a deal

Hello,

My team and I are investors in the Indianapolis area and have been in place for about 7 months now. We've recently secured a generous credit line but are anxiously awaiting our first deal to go through. We've made some offers, gone through several counters but never end up with a purchase agreement.

I have two questions...

1) How do we find more listings and submit more offers?

2) Are there any Indianapolis wholesalers out there that would be willing to PM?

Thanks for your input in advance!

Josh

Thank you Turner Simon and Ritch Bonisa - I have taken note of the contact mentions and am currently researching them all. I appreciate the help and will keep in touch.

Thank you for the reply @Mike D'Arrigo, I appreciate the help. We initially crossed that idea out of the business plan but I'm leaning back towards that as this is going to be our first purchase. I'm leery of the higher cost aspect but intrigued by the speed and easier approval process. Do you have any experience with private/hard money?

Hello BP! My name is Josh and I'm new to BP. I've been reading a lot and value the network they have here on this site. I am part of a new LLC located in Indianapolis, IN and my team and I are getting properties to look at daily and are at the stage where we're ready to buy but we are trying to evaluate the best route for financing. We are primarily interested in flips currently with a long term goal of buy & holds with multi-family units. We have a decent amount of cash/line of credit to use but we're going to need a loan to purchase and finance the rehab of our first flip. Any suggestions on which route to take for financing flips? I should add that none of us will be quitting our full time jobs (yet) ;) I'm glad to be a part of this community and I look forward to connecting with many of you.
