Starting to browse MLS for deals, but haven't signed up yet. I see you get 7 days free, but no further info on actual costs. Eg: how much to browse foreclosures, connecting with local agents, etc.

I'm brand new to investing, but know the MLS platform is the ideal way to find deals.

@Nicholas L.

I’m just starting out, but I live in Southern California, so I’m faced with a decision of how best to leverage my cash.

My hopes are I can start off with a duplex, but concerned about what’s a better place to start. Also unsure what’s better for future leveraging the property to buy invest in other properties - is 20% down set me up better for future investing?

What are pros/cons of the below?

1. Invest out-of-state with 20% down

2. Invest in-state with FHA loan

I’m a first time buyer looking to purchase out of state (currently living in California) & looking to get information on how best to start out.

Hoping to find a multi-unit somewhere in TX to start building my portfolio.

Open to any/all feedback.
