@Lisa Marie thanks for the response! Yeah I have analyzed a few different properties/areas there and have so far not found anything that will cash flow enough to protect against any downturn or lower occupancy. It's good to know that I'm not the only one who was seeing this.

Hi everyone,

I am currently looking to purchase an STR in the Luray, Shenandoah or Massanutten area and would really appreciate any feedback that current owners have, either good or bad

I have already looked at Airdna and also used the "enemy method" to check out properties currently listed on Airbnb. When doing the enemy method I am finding pretty low occupancy on most listings but Airdna shows much higher occupancy. Is there something I am missing? Are there any current STR investors in the area who wouldn't mind chatting about what they are seeing in the area?

Good afternoon everyone!

I am a newer investor and I am looking to get into short term rentals. I've been looking at out of state markets but I was curious if anyone else is doing STR's in Central Pennsylvania (Harrisburg, Mechanicsburg, Lancaster...etc)?

@Joe Prillaman this is awesome and definitely motivation for myself! I just purchased my first property but it's just a Live In Flip, my investment strategy moving forward is to use the BRRRR strategy as well. It is great to see someone who has had success with it in North Carolina because it is definitely a tough market here. Congrats on your initial success, it looks like this is just the beginning for you!

Hey everyone,

I am looking to purchase my first investment property and would like to purchase a live-in flip. As you all know, the market in this area is pretty hot right now and I am looking for advice from others who have purchased a live-in flip in the Triangle region. 

In particular, I am curious how others found their property and any general advice that you have about the process. I'm also just curious what others experience was doing a live-in flip in this area.

Thanks everyone for the feedback. I’ve decided that I will not be hiring a coach. I do have a really good broker in charge who does help guide and direct me. So I don’t think that it would be worth it to get a coach at this time.

I think the one thing I do want to find is a good mastermind group of real estate professionals from around the country. I think this would be a good way to share tactics and what is working in different areas. If anyone knows of a mastermind group, let me know!

Hi everyone,

I recently spoke with someone from Tom Ferry's coaching and never really considered it before talking with them. I am a new agent who is driven/willing to work hard but the #1 thing that I see that I am missing is a clear direction forward. I have a business plan and I am starting to put systems in place but I still feel as if I could use someone to help guide and hold me accountable. There are so many directions you can go with Real Estate and I really want to start my business on a firm foundation for the future. I am not in this for the short term success but rather the long term. So my question is:

Do you think it would be worth the investment to hire a coach from a reputable program? And if so, who would you recommend?

I really appreciate any feedback that you all have!

Thanks for the advice everyone! I'm coming from a Software Development background so I wouldn't think of doing this without having a CRM. @Anthony Angotti I'm mainly looking for a CRM that I can use for a follow up system. I think thats the most important thing to me starting out.
