Never thought of that crown molding. Excellent idea especially for a smaller home! My wife and I did a road trip through Florida and we are jealous you live in St. Augustine. What a historic town! I'm sure REI there must be quite expensive.

Thank you Trey! Extremely helpful. It looks like the easiest way will be to create a cozy outdoor entertaining space. Do you think building a pool would be out of the question as well given the rules you mentioned?

Here are the specs of the new built house my wife and I purchased near downtown ☀️ Austin, TX :
Builder split lot into two sub units:
Unit A:
Price: $650,000
Size: 1,800 sq. ft.
Bedroom: 3
Bathroom: 2.5
Has garage
Unit B (we bought this one):
Price: $479,000
Size: 1,100 sq. ft.
Bedroom: 2
Bathroom: 2.5
Has garage
My wife and I would love to add the maximum amount of value with $15-30k as we are already putting down 20% to get rid of that nasty PMI. We would love a 🏊🏼 but not sure, maybe add a 3rd bedroom but not sure, maybe convert the garage, again no idea. Since it's a new build and doesn't need any "rehab" how would you add value in this case?

Excellent Luke! My wife and I would love to join you guys traveling the world as well. Life is too short to saving every dime possible for the down payment of your next property.... hence writing you from Tulum, Mexico in which my wife and I paid the round trip tickets with credit card points. My real estate investor mind did think for a second that maybe I should have just requested cash back and saved the money to invest but the then reality set in....(rather my wife’s wrath came into my life like it often does with a threat to my life if we weren’t on a international flight to relax before Christmas....happy wife = happy life)
So all of those folks out there I recommend also having your "spending money" set aside to enjoy life while we still have it and at the same time not letting off the gas with those aggressive REI goals. Also good idea to make money off the bank for once by choosing a credit card that fits your lifestyle... (cash back, miles, etc) and paying it off the entire balance each and every month so it motivates you to keep going and refuel.
