Well, hopefully to answer all of your questions...
I've turned a few good residential deals and the last was a mixed-use property. Having seen the challenges and potential in commercial development, I'm now inexorably drawn to it. I do not own the land yet for this project but I've contacted the current owner; it's available and I've set the acquisition wheels in motion.
I haven't ruled out the possibility of handing the leadershipreigns over to someone more experienced (this may in fact be a condition of the funding) but the idea is mine and has met with good reception from the three commercial investors I've spoken with thus far. One of these is a bank that I've dealt with on previous projects and they didn't flinch (actually, they were rather excited to work with me on this) when I put the initial thumb-to-the-wind figures in front of them,
I've got a couple well-placed contacts in the city's development/planning agency and will be speaking to them today as I'm also investigating the possibility of establishing a public transportation hub on-site as well. The location is perfect and they're actively trying to grow the system. I will also discuss the previously posed question with them, as, IIRC, they maintain open channels with most of the larger commercial entities in the area.

I'm looking at putting together a multilevel urban retail complex (new construction). As I'm green in commercial development, I'm doing my DD and trying to figure out which (if any) of the larger regional retailers (ie., Target) are willing to lease. I know that Wal-Mart, for instance, is pretty steadfast on ownership but I think they've made exceptions recently in urban markets. Is there any good resource for this type of information. Even anecdotal info is apprecaited at this point.
