Its all about the numbers. It's good to be ambitious but by your description of that deal, I'm estimating that you should have at least 20-30k in reserves minimum.

Persistence is key. keep making offers. You never know when you might end up with a successful second-place-to first-place-offer. Based on the information you gave, I would say that a duplex in East Oakland could carry a certain amount of risk as your cash is a little bit lean considering the potential liability of a duplex in a less desirable area. Just closed on property. Since family with in law unit. Purchased as investment. Would like to optimize income stream in order to make steady upgrades to property.  Looking for professional referral for legal advise regarding existing tenant and how to best approach getting market rate rent for unit.

I have recently acquired an investment property which I am really excited about.  I have a passion for architecture, sustainable design, gardening,and  landscaping. I own three properties total and have hence just entered a new phase of real estate investment.

At the moment I'm trying to develop more fine-tuned business acumen so that I can create greater cash flow and outsource more of the hands-on work.   I want to learn how to get back more time for Ideas, design work, and acquiring the next property. I hope to figure out how to spend  less time doing all the physical grunt work required.
