Went to Lowe's on Friday and got a Quote from the Pro desk. Buy about 150SF of Tile With the QSP Price of 3.73each (13% Off). Go Again on Monday Some of my tile is on clearance 50% off so I Get all they have and use a 10%off coupon to get 60% off. Go there Today and all in stock tile is 15% off for labor day so I use another 10% coupon and get 25% off. 

90% of the people at my lowe's have no idea what their  "QSP" is. Would I have better luck with pricing if I go to a lowes in a major town? or is this a normal thing. Can Someone Explain How to Better Use Lowe's QSP so I get the best results. Because right now I'm haven better results just going Ordering normal.

Yeah I’ve seen that already. Just trying to find out now if you can do this type of loan on something other then single family and also a bank that will do it.

With the one time close I think there would be less fees.

Never done a 2 close before would my GC have to qualify? Would I need 20% down for the 1st phase of the loan? Was wanting to only have the min down payment in it for the fha loan.

Been calling around to different banks trying to Find a FHA One Time close/Construction loan for a Fourplex. The Banks that will do them only do SFR one's. Is this even possible? also does anyone know of a bank in VA that does them.

I use unskilled labor. If they last 3 months then they are not unskilled anymore. If they have not learned how to paint a wall in 3 months you hired the wrong person. If they didn't last 3 months you hired the wrong person. I would only hire unskilled people I know because there is to much risk otherwise. If you have a lot of turn over before a year. I would sub it out.

I take 25-30 minute showers. I work 11-13 hours on concrete floors so I really like to put some heat and message on my lower back and shoulders. I turn on some books on tape and just chill out. That said each to their own. I'm not cookie cutter so I don't expect anyone to relate nor pay for my oddities.

I Just closed on this house last Thursday. The renters ether spilled allot of drinks or they had pets. The floor has tons of water damage spots. So one of the worst places in the floor I tore up and it had some green and black mold on the bottom of the flooring and some on the sub floor, but the floor was dry. I started ripping up all the flooring, but now i'm 2nd guessing myself because I've had about 5 people tell me now that I should of just refinished the floor and sealed the floor with 3-4 layers of polyurethane. What would you have done?

Hello

I'm Looking for an inexpensive Modular Home manufacturer that services VA. The home specs i'm looking for is:

1200-1400 sf Ranch

lead time < 100 Days

3 bedroom 2 bath

Can be placed on a basement

This will be a rental so i'm not looking for any customization. Also would be nice if I could get a discount if I bought multiple units. Thanks for your help.

Good Day,

I'm a new almost Investor in Bedford, VA. I just put a house under contract for $42,000 Cash (507 south st Bedford va 24523) . I'm going to put about $30,000 into it. Going to live in it while i do some of work and Sub about 40% of it out. Then i'm going to subdivide the Back yard and build another house on it. Then rent them both out. So that's where I am right now.

My main focus is I want to quit my job in 5 years. I will have around $130,000 in the bank after I close around the 5th of january. I'm selling my 2014 avalon I'm about 4k underwater in that (1.9% for 4 more years). I am also going to cut back my eating out so my total food bill per month should be around $400 for me.

I'm sick of being a wage slave. I'm tired of working 70-80 hours a week and pulling in 70k a year. I can live off 33k after taxes and that is my 5 year goal.
