Hello,
I just closed on an owner financed deal. I took title at closing and put 25% down and signed a promissory note to the seller for the remaining balance. I am wondering, if I approached a lender would I be able to take a HELOC on this property or would the promissory note prevent that.

I live in Philadelphia, but graduated from UPitt a few years back. Ever since i left Pittsburgh, I have been interested in investing in property in the area due to lower prices and the growth of the city.
I am looking for a cash-flow positive buy and hold investment. SFH or small multifamily. Ideally in a neighborhood that is expected to modestly appreciate in the coming years. I will plan on using a property manager since I will not be local. Additionally, I am hoping to stay below $180k purchase price.
To all Pittsburgh Investors, what areas of the city/surrounding area do you think may have properties that fit the above criteria? Where do you guys invest? How do you source your deals? Would love to connect with you and hear about your experience investing in RE in Pittsburgh!

Hello BP community, I am interested in getting into the real estate investing space and have been reading books and BP forums for about a month now. As someone with no actual experience investing in real estate, I want to know what kind of data I should be looking at so I can start to practice analyzing some potential deals. Specifically for the following two strategies, what are the most essential metrics to focus on when analyzing a deal? And where are some of the best places to find this data?
1.) Single Family Buy and Hold
2.) Fix and Flip
