@Jesse B. One tip I did learn was you go to some apartment website, where people put up ads for apartment rentals, like Zillow. From there you can view how long someone has been looking to fill a vacant apartment. This is a good way to find tired landlords. The longer an apartment or unit has been up for rent the better the chance the landlord may want to part with it. You can pull a list of these from Zillow, and then just compare it to what you pulled in Listsource.

Aside from that, I recommend seeing if they owe any taxes (tax liens) and any evictions, (they may have had issues with tenants). Hope that helps.

Hi @Jesse B. I would recommend looking for vacancies, pre-foreclosures, as well as tax liens. Anything that may lead to the thought process of someone that may be in financial hardship and may not be able to pay mortgage and therefore not be able to pay for home repairs. If someone isn't able to pay their taxes they probably can't pay for repairs. Basically, reasons for why someone would "have to sell" rather than just "might sell".

Hi Nathan, your approach is good. Keep at it until you get continuous deals and then don't hesitate to seek help with your marketing. This way you can keep the deals coming while focusing on what you already have.

I know a lot of times if I receive a call during dinner I often won't answer it cause I know it is a sales call.

So when would you all recommend as the best time to call someone about selling their land? Is a weekend better than a weekday?

@Henry Urey Rivas Going to the courthouse is always a great idea. Anyone can pull a list from a website, but taking that extra time to get leads that others won't or can't get is always key.
