@James Carlson, we actually stumbled upon a request on Facebook. It's a mid-term situation for employees temporarily working in the area. We sent them a quote via e-mail per their request.

Is anyone willing to share a copy of their STR Rental agreement? We're pretty new to the space and have our first potential client.

Hey y'all, my wife and I are looking at our first commercial purchase (a five apartment building). The lender we're working with asked us for a pro forma mortgage. I've done this in residential, but I'm unfamiliar with the commercial process (terms, length, etc.) and have been told it can vary a bit more. Is there a typical set of terms and such in commercial I should be using?

@Logan McKay Zylstra, thanks for the advice! I was unsure if asking them would be weird, but I guess not when I thought about it a bit more.

My wife and I have found an off-market deal in Central NY. Does anybody have an offer letter template they'd be willing to share? We're trying to close this one without a realtor.

@Landon Bleau, yes. We should be fine based on our W2 income and the lender said they couldn't accept the lease...I'm guessing I just need to drop this lender.
