What are some of the biggest pros and cons as an investor of buying in this market vs waiting until it becomes a buyers market?

@Kenneth Garrett I hear you on how quickly the market is moving and needing to act even quicker on offers. That part alone has been challenging thus far especially when relying on an agent to act on your behalf. Wanted to put an offer in today in the Oak Creek area cash flow was crazy. Soon as I saw the post I told my realtor to put an offer in. I was confident in seeing enough through the pictures and condition report was clean. Took 5 hrs before them calling the sellers agent and found it already had an accepted offer and then when I asked to do a secondary offer I was told it wasn’t worth it without any explanation...

@Kevin Zolea good point. Looking forward to the day I go on my first inspection. That said I’ve heard some good points and differences in opinion on whether people use an inspector, general contractor, or an engineer. May be a whole other discussion. Thanks for sharing.

@Ben Haab definitely feel this perspective too. Think this is the lens my realtor was coming from. However, as mentioned it just wasn’t worth it for me to start off by taking so much risk when first starting out. Appreciate your insight.

@Rebecca Knox I agree both areas seem great to invest in right now. From what I’ve researched it also seems to be true that the better rental market is West Allis, I hope to have a couple out there. I appreciate you sharing this information with me, I’ll definitely check them out.
