Thank you for your service; my grandpa, father, and brother in law have all served as well! I work with a few investors who live in the DMV area but invest in the Hampton Roads area because the cost is more appealing and they are able to stretch their investment fund further. While average on market home prices in the area are $325k; while off market, distressed property in my office has been under $140k. 

Im invested in this outcome. I am also curious as to where 3 students fit in a 816 sq foot space?

While it may seem like a big cost to have a property manager, it pays for itself. I am a big proponent at hiring someone to do the things that you either don't know how to do (that's why we have experts) or if you don't have the time to do it (your time has a monetary number as well). As for Richmond, that area and down into the Hampton Roads area is more affordable than other parts of NOVA. Your dollar can purchase more house or multiples. If you want to discuss the area I would be happy to chat. I am an Investor agent in the Hampton Roads area. 

Have you thought about doing STR in a more affordable market? I am in the Virignia Beach area and the cost of a house is bit more affordable. Alexandria, VA has an average home price is over $600k while Virginia Beach average home price is around $370k. Virginia Beach average daily airbnb rate is $316 with occupancy rate is 61%, while Alexandria is average daily rate is $204 with a 71% occupancy rate. You would make more return for your money on a Virginia Beach property while your cost to enter the market is cheaper.

I am in Virginia Beach/Hampton Roads area and its a great area for investors. Entry prices are relatively lower than other markets. We have a great beach front being this far north on the coast. I see endless flip or even buy and hold opportunity here.

Welcome to the area George. I am in the Hampton Roads area, not too far from Richmond. The prices in this area are much more investor friendly, especially for someone just starting out. If you need insight on the area I am happy to share ðŸ˜Š

Hey Tim, I am not sure on the Detroit market. But I am in the Hampton Roads area and we are seeing properties a bit lower price than Richmond. If you want to look over this area, let me know I am happy to talk about my findings.
