Hey @Josh Wallin, I think you get the gist of things. AirCover is not insurance.
You need a correct short term rental policy. Not a homeowners or landlord policy.
Plus I feel confident that any mortgage company will send you a notice telling you to get insurance.
Mike what’s your opinion on Proper vs. Steadily? We use proper and the coverage is great but really expensive at almost $5k/year.

Anyone just use Aircover and not Have an STR policy? We use Proper but it's pricey. Thoughts on getting rid of Proper and just relying on Aircover?
Is Aircover liability only or does it cover dwelling?

I think I will try based on Sarah and Michael’s opinions. I’ll try to update my experience (if I remember). :)

Any lender can do this. Doesn’t mean it’s in their wheelhouse but it’s a very common loan.

Hey Josh,
Yes, all lenders who offer conventional loan products will be able to do 10% down on Second Home. I am a mortgage broker and will just give you a heads up that your Down Payment (aka LTV) will matter A LOT right now with getting a solid rate.
Depending on what state you are looking to purchase in, I might be able to refer you!

Does anyone know a reputable lender that offers a 10% down vacation home loan from Freddie/Fannie?

How about instead of purposefully trying to find the point of offending someone, you try to build good rapport with them instead as a starting point.
