@Raumin. I am also looking at Lawrenceville to buy a rental property. The house next door (I live in Lawrenceville) is on the market as a rental and it's been 3 months, no dice. I spoke to the property manager who just stopped by to check on the property and she's surprised that she hasn't found anyone yet since it's in a cul-de-sac in a quiet area. So I guess this confirms your post that it is taking a while to rent in Lawrenceville. Your feedback helped me much so definitely appreciate it. I'm going to look into the water issue you mentioned as well. Some of the abbreviations you used such as OPT, IMO, and ITP threw me off lol but I'll try to figure them out. Thanks again...

The numbers above came from the seller and since they did not get back to me with the property address, I'm moving on. I will use feedback received from here on the next opportunity I find. Thanks again.

I continue to search for my first investment property. I came across a turnkey property. It's a 3 bedroom 1 bath and tenant already in place. Is anyone familiar with this type of investment? Do the numbers make sense? Any replies are greatly appreciated. 

Monthly Rent: $600.00
Yearly Income including a 1 month vacancy: $6,600.00
Annual taxes: $730.64
Annual insurance: $600.00
Annual management and maintenance: $1,320.00
Yearly NOI: $3,949.36
Asking Price: $25,000.00

Ok. About a mile down the road from the school, there's a house currently listed for $500k. So I guess that shouldn't be an issue. Thanks for your feedback.

Does it make sense to invest in a nearby area with a title I school? I'm looking for a rental property and that's the area I'm looking into right now. Bad idea? Your thoughts?

Just found BP couple of days ago and wow...there's just so much value here. I think I'm ready this year to purchase my first investment property. I'm seeking right now and hoping to find a single family house as soon as possible in zip code 30045!
