Jon Holdman and others, I think you are over thinking my original "challenge" ...I'm not looking for "data" or success "rates" per se...but given that there are 100,000 BP members, and at least some of them have found success wholesaling as newbies, and many of them are daily (if not hourly posters, LOL) I wanted to see how many of those newbies have a success story.

I've spent quite a bit of time on BP in the last several weeks, and noticed far more incidences of newbies starting strong and burning out/quitting than I have successes, and I thought 90% was a pretty accurate estimate, if not conservative.

Certainly no one said it was easy, but surely out of 100,000 BP members I can find more than one. (BTW, congrats Tim G.!). 1 in 100,000 is a pretty dismal rate....

I would like to test the widely-held idea that 90% of all newbie wholesalers fail/quit. If you are a newbie wholesaler within the last year AND you have been deploying consistent marketing AND you have done at least one successful deal, please post your success story!

Ali Boone: Yay Cali...I lived in LA for 7 years and would love to come back sooner or later. Thanks for the info, albeit not what I wanted to hear, but I've been hearing about diminishing inventory in the ATL and had assumed that most of you were referring to the SFR rental market. Why is it then that there seem to be so many investors who seem to still be actively and successfully working in the Atlanta market if it is drying (or dried) up?

My main goal is to "learn the ropes" with wholesaling so to speak, and depending on how that goes I will move into rehabbing here or elsewhere. Just don't have enough info yet on what the best types of investments are best for me to investigate more than that at the moment.

I'm a brand new investor living in Atlanta. Although I'm not necessarily interested in investing in rentals now, that's what got me interested 12 years ago when I rehabbed the top floor of our 1920's house in Alhambra, California, and successfully signed a top-notch tenant. Now that I have the opportunity to work on this full-time now, I'm excited to get my first deal under my belt.

I have been voraciously reading posts on BP, flipping junkie.com, and 123flip.com, among others, and am aiming to find and complete my first wholesale deal by the end of this month.

I'd love to hear from other Atlanta investors, especially those that want to know about the great deals I'm about to uncover....
