Post: Where do you find comp rents

Hi Gaston,

I am going to assume you are asking for a way to get rental comps other than looking at advertised units or calling other complexes. With that said I use Rentometer but I have the paid pro version which I believe is $99 a year you can essentially narrow down your results by certain distance from you property (radius) and you can have it only share results in multi family and condos or you can have it showing results only for SFR's and duplexes. It will give you reports on each property such as square footag, etc. I hope this helps, good luck with your endeavors.

 Hi Stephanie, 

With vacancy rate that low I would not capitulate to their demands.  I’m not a big fan of tenants having pets 99% of the time. With those two things said if you do decide to buckle and give in I would give them one or the other but not both.  They do need to realize that you are in control of the situation so don’t do things that lead them to believe you’re not.  If they leave you before their lease is up keep their deposit to cover your one month of vacancy and move on  and this time add this to your  tenant screening procedure:  let the applicants rack up before you make a decision on your next tenant. That way you have a good pool to choose from and you won’t have to worry about violating any fair housing because you will not have to turn down any applicants they will just be beaten out by someone else.  I hope that’s what you’re looking for and it helps you. Hi Stewart, I am on the go right now so I don’t have the time to check out the lease agreement you’re using (I assume it is when you have pulled off BP).  The lease agreement that I use for my properties in Georgia has a early termination clause that states the penalty for early termination and it still requires the tenant to give a 60 day notice.  I hope that helps you out, maybe your contract has the same clause in it as well. Hi Judy, if the tenant has been there for years and has been a breeze for your father-in-law I would increase the rent to about 10% lower than the market rent. Prior to hitting them with your new number I would show them the rental comps for the area. Then you show them the deal they have with you being 10% lower than the market. Thus encouraging this good long term tenant to stick around. And if you’ve read landlording on autopilot(if you haven’t you should) you can do as the author and do a rent increase of roughly 3% each year to keep up with rising costs and inflation. If the tenant hasn’t been there long then I’d jack it up ASAP. Because this newbie should be very replaceable if they’re not compliant, provided your pricing is accurate. Just a couple of thoughts, every situation is different but I hope this helps.

That's crazy that guy was willing to come out and say things like that. If this really happened then let's put a name to the anonymous contractor..... What is this guy and his company's name?
