@Kerry Baird Wow, you guys have been busy. I am hoping to get my wife as enthusiastic about investing as I am, but I think that will take a few successful deals first.

I've used VA loans twice before. They are very easy to utilize, but keep in mind that using it more than once will incur an extra loan fee. On our last property that fee was 8k (pretty sure it was based on loan amount and this was in the DC area which isn't cheap). Also if you haven't utilized the USAA movers advantage program, I'd suggest looking into it for any residence you plan to buy and live in. Basically pay you just to refer you to a realtor, cant' beat free money!

@Account Closed Thanks for the link. Although there are plenty of cons to investing in real estate while in the military, there is definitely a plus that the link mentions. Many times service members are unsuspecting landlords/real estate investors which can help propel them into intentional REI. I only wish I had taken advantage of all of my opportunities sooner.

Hello everyone,

My name is Jeremy, I'm currently serving in the Army with about 5 years left, and if all goes as planned I'll be staying in the Fort Benning / Columbus, GA area for the duration. I've enjoyed moving around, but I am very much looking forward to learning a single city/community and beginning my real estate investing career.

I don't have much experience so far, other than buying and selling my personal homes, but have decided that I don't want to sit in an office for the next 30 years. I have been digging into the forum posts, recommended books, and listening to the podcasts and my goal is to soak up enough knowledge to feel comfortable purchasing my first planned investment property this year. I initially planned on focusing only on buy and hold, but have decided to try flipping initially to increase my cash reserves and make financing buy and hold properties easier down the road. Either way, I know I have my work cut out for me, but if it can knock my retirement age down a few years its all worth it.

I feel lucky to have stumbled upon biggerpockets during some internet searches and so far am loving the wealth of information that is so easily accessible through this community.
