it's my personal belief that given time( hopefully sooner than later) North will be developed. Its really the only direction they can go, plus, I've recently read a few local publications mention that there's big interest in developing the Broadway area to attract more business.( which happens to be the boarder of one of the worst neighborhoods)
Harrison nieghborhood and the areas around Olson memorial hwy will be the first to benefit before going North of broadway...Bryn mawr has a big demand right now

I've only had the property since October of 2015. When it was last appraised, he told it I could expect about 1-2% a year, which I can't confirm how accurate that actually is.
Appreciation wasn't the priority for this property. Honestly if it never appreciated I wouldn't lose sleep...given the neighborhood.
You should definitely drive around especially at night.

we haven't gone the section 8 route yet but are definitely considering. My girlfriend who manages the property is a social worker by day and has a much better understanding of the agency's and their process.
We're currently house hacking in North up in the lind bohanan nieghborhood. I've talked to many investors who are comfortable with properties North of 44th which would be Weber Camden area(which can be hit our miss) anything North of Broadway and South of Lowry can be a tough area.

I invest in North mpls and you can definitely find some properties that Will cash flow well. There are areas in North that attract an undesirable type of tenant, and other areas no worse than neighborhoods in South mpls.
I personally invest for cash flow but these areas often require more disiplined property management.
