who here is having luck getting financing for acquisition and rehab of foreclosures? If anyone would be willing to share sources of money which is hard to find that would be greatly appreciated

Currently We are Innovative Land Development, Regal Custom Homes, Guaranteed Mortgage, & Land Ventures. Our market is terrible right now I have a 240 unit townhome developement starting and I can't sell a unit. Rehabs are easy to come by, but values and comps are a moving target these days. We have even gotten to the point where our townhome development is offering new buyers a payment supplement program for 24 months just to drive sales. Commercial market is still pretty strong but not anything to write home about. Thank you for your response and it is nice to meet you.

So what can I say other than I am new to this site. I am 32 years old been married 10 years this coming March. I have a 2 1/2 year old daughter and the good old family dog. I have been doing real estate for the past 10 years. I have been a Realtor, Mortgage Banker, Investor, Developer, Builder. Was running a small correspondent lending company until the subprime meltdown. I have recently gone back to the basics of buying & rehabbing foreclosures while working on a few very large developments that I started last year and this year. My goal here is to network and find who is buying in Minnesota so I can share my rehab inventory with them as they become available. I also just want to meet new people, share some ideas and a little bit of my knowledge from the last 10 years good, bad, & ugly.
