I currently have a dedicated number (google voice) people call when they see a property of our that they would like to rent.  

I am trying to figure out how I can capture the numbers that call my number and create a database that I can then send text notifications to about new properties.  Ideally on this system people would have the option to opt out of receiving future messages as well.

Any ideas?

I just got a HELOC. The bank charged zero fees. They did the appraisal and title work. Might be worth just applying and see what happens with the numbers.

@Account Closed is 100% correct.  Empathize with the tenant about the issue and suggest that they contact the police with further concerns.  

In my state even AFTER getting the judgement you have to wait 10 days before filing an eviction and after that you have to wait for the constable to come out and post the house/do the eviction if the tenant remains.   Be careful telling the tenant (especially in writing) that they need to leave if the court is saying something different.

Go to Home Depot and ask about the bid room program.  If you spend enough (usually around $2500) you can get discounts on items.  The program works better with some items than others but it's worth asking.  The bid room will also stay open if you want to try to get some other items.

Call a roofer.  Perhaps one that advertises that they handle hail damage.  Let them determine if it is hail damage.  They can probably also coach you through the insurance process if need be.

In my city (and some other areas) "source on income" is a protected class.  Not sure if this would apply in your case.  I know that this law prevents us from saying things like "no construction workers" or "no SSI recipients".

If you want a travelling nurse maybe its worth reaching out to the companies that house them.  Perhaps they could get the info to the nurses or even rent the home themselves for different nurses as they travel into town.

If you have a website you could create a form on Wufoo and post a link.  Perhaps you could also somehow put a link on cozy.

I'd suggest thinking about what retirement means to you and what it will take financially to get there.  If the number of units you have now is all you need maybe it makes sense to pay off the house.  The other school of thought might be to buy rentals that cashflow more than your mortgage.  After all who really cares about a mortgage if your not the one paying it?

For a long time I wanted to be mortgage free.  I could have hustled to pay it off (maybe a few flips, sell a couple rentals, whatever).  Instead I moved into another house and rented my first.  The rent from house one covers nearly all of the costs for both houses.  To me it made much more sense to put my money into another asset.  The benefit being that I build more equity each month, the downside being that I have to manage the rental.  To each his own.
