I'm in the beginning phase of buying my first mult-family in Brockton MA and wanted to know if anyone have any recommendation for a Home Inspector in the Brockton area.  I'm looking for an inspector that would be familiar with multi-family.  Someone recommended Tiger Home Inspection.  Any help would be greatly appreciated.

@John Kaspar I did run it by a lender but he said that his office does not do those type of loans anymore.  So, I went ahead and ask someone else and found out that it can by done but some mortgage brokers are starting to step away from offering it.  He mention that it was a bit of a hassle to get but, it can be done.

I am looking to buy a property (3 family home) in Brockton MA. I see one that is on the market but, is being advertise for more towards an investor or contractor due to the amount of work that is needed. From the pictures of the building, it look like it will need major work done to it. The property would not qualify for a FHA loan. My question is, would it be possible or even recommend to ask the seller if they would go down on the asking price (450k). Typical 3 family homes in the area usually are for mid to high 600k. The house would need to be discounted a bit more to make sense to get a loan and repair this house. Granted, I have not seen the inside of the units but, from the description, you can not even go in without a hard hat (says a lot about the property). The property to me is over price but, I can be wrong. Looking to get some advise.

Asking price: 450k

typical price for triple decker are 640k to 690k

The house needs tremendous amount of work

Hello Guys,

So sorry for such a late response.  But,  my year anniversary is coming up and it has been a incredible learning experience.  I did better then I initially thought.  I have a strong team support from my office.  It was a bit rocky but, once the season picked up, it was none stop showing.  The summer was great.  We are entering the slow season now and now I am ramping up my marketing to keep things going.  I am looking into sales in the south shore as well to make a slow transition since the market there is more favorable.  Thank you for the advice on that part.  It really had help.

I had my real estate license for a while now but, I have not really put to use as of yet. I have been doing CMAs and analyzing BPO reporting for a while now (over a year). I finally made the decision to jump to real estate as a rental agent since the turn around time to get paid is much faster. Plus I work in the heart of the city of Boston which is big. Rentals around the area are fairly high. Since this is my first time starting, does anyone have any tips on how to market themselves? I have just establish a page profile on Facebook to help get the word out. I know just enough on how to use Facebook as a marketing tool. So, I have been using that for now. I tend to read a lot of blogs online in regards to real estate but, the main thing that I keep seeing is that it is always best to get a mentor. Someone that can provide some advice on the ins and out of the industry. I wanted to get some advice on ways to market myself and bringing in some leads? Any help would be appreciated.

I am license in the state of MASS for real estate.  Thank you guys for the advise. Much appreciated.  Just landed a side gig with proteck valuation services to do BPO.  Hopefully the experience that I will get from there will be able to help me perform bpo on the side.

I know this is an old post but there is not a lot of info on line that can help you understand completely on how to start doing bpo.  My question is, if you are not working for a broker, would you be able to perform BPO.  Also, where can you start getting some business to get started?  Any help would be great.

I wanted to start doing BPO but I am not sure where to start.  I am not sure if I need to work for another company to perform a BPO or can I start doing them on my own.  If I can start doing them on my own, do I need any particular software.    Any advise would be gladly appreciated.
