Thanks for the information. The tenants ened up not asking for the Deposit.

I am looking at some county tax records that show :

- Land Appraisal: $7100, Property appraisal: $30300 and Total appraisal: $37400

Then below there is a Total Assessment value that is considerably less than the total appraisal, $9350

I understand the difference between appraisal and assessment, but I am not sure how to interpret those numbers above for tax calculation purposes.

I am in the process of changing over tenants and havent returned the security deposit to my previous tenant.  There was a mold issue which we determined through inspectors and special mold testing that it was due to improper use of the AC. I didnt take it to any lawyers and it didnt escalade, the mold damage is not too extensive. Now that they are gone I dont want to return the deposit since I believe that the apartment wasnt left in the conditions necessary for me to return the deposit, because of the mold. Tenants havent asked for the deposit and according to the FLorida L&T act I have 30 days for a claim. They also didnt leave me their new address!
