For me, is the financial aspect of it.  I can get lenders to lend me money, but they all require a 20%-25% down payment.  If you are looking to purchase a $100k property, that is still $20k plus closing costs.  I have not figured out how to get that 20% to get the wheels turning.  Any suggestions would be greatly appreciated.
