@Nathan Harden I have $10k set aside for a real estate deal, good credit, and extra money set aside to cover extra, miscellaneous things. What would you do if you were me? 

I'm interested in a long term SFH. No flipping.

If I go 50/50 on a duplex with a partner. How can I grow and buy the next property with my duplex without my partner? Or how does a partnership work when one wants to grow?

Okay, I understand and thank you for responding. Yes, I agree about having everything in writing in the agreement contract. 

Why do you say to start an LLC together with a partner and put that duplex in it?

Hey everyone, 

So, I want to purchase a duplex however they can be expensive. I would love to live on one side if I could. My question what are your thoughts on teaming up with a partner to purchase a duplex we both like? 

I personally do not think it will be bad compared to 2008 because 2008 was a different monster thanks to the financial/banking system at that time. I'm going to repeat what was told to me in my post about what I should be doing/recession. Stock pile your money and network like crazy. 

I would say no. Keep on pushing and keep a positive attitude about everything that is going on. I myself get discouraged with my real estate investing journey. 

With the current interest rates and coming across zero deals. What should I be doing during this time to be in a better position when the time comes?

I just want to buy and hold for the first deal. I've been pre approved for $200,000 FHA and have about $10k for rehab/closing costs/down payment.

Can anyone recommend good private money lenders in SA? This is what I want to do. I want to use 5 acres of land I own as collateral for a loan to fund my real estate endeavors. I do not want to use/build on the 5 acres of land FYI. The 5 acres is paid off.
