Hello, I had a question about being seen as a real estate professional for tax purposes. If I'm "House Hacking" my primary residence does that count as hours towards my 750 per year?   

The actual unit is 107k, 113k with closing cost. 

I thought I would have the money from my parents, but they changed there mind at the last minute. I guess I'll have to look for an investor. The down payment is only 6000 dollars closing cost are worked into the contract. 

Where can I get money for a down payment? I have a house under contract, but if I take out a personal loan for the down payment it would effect my debt to income ratio negatively.
