It's great to hear about your success with this multi-family buy-and-hold investment. Partnering with family and securing owner financing to acquire the property below asking price was a smart move, and the renovations sound like they added significant value.

As a direct lender, I’d love to explore how we might assist with your future growth, especially as you look to scale into larger multi-family investments.

It’s great to hear about your success with this multi-family buy and hold investment! The way you handled the owner financing and took on the full rehab speaks volumes about your vision and confidence in the property. It’s not easy to look past the skeptics, but your approach clearly paid off.

As a Direct lender, I appreciate seeing how you creatively structured the deal with owner financing for the purchase and private money for the rehab. It sounds like you’ve got a solid plan in place with the bank refinance to secure long-term financing.

I sent my contact information in a direct message

Yes, we specialize in Construction to Perm financing. I would appreciate the opportunity to learn more about this deal. Could you kindly let me know when would be a convenient time for us to schedule a call to discuss further?

great... how did you finance this?

Congratulations!

What is the target acquisition price and how much capital do you have ready to deploy immediately? and do you have to put additional money into the project?

feel free to DM me the details and our underwriting teem will take a look at it

Quote from @Timothy Hero:

The last 12-18 months have been a little rocky in the DSCR space for 5+ units. I find DSCR most lenders are 8 to even 9% for max leverage on 5+ right now. I know of a lender around 7.3%, but curious what everyone else is seeing.

Keep in mind, we're talking DSCR, not conventional.

sounds pretty good is it all on one parcel or separate

also was there a buydown?

why dont you try reaching out to brokers
