Thanks Michael, all the properties are currently rented.  I will use your advice and see how it goes.  You mention "buying right" can you elaborate more?

Hello,

I am still learning my niche (purchasing rentals) My wife and I purchase three rentals together and I'm looking to purchase the next on my own but I'm unable to because of my DTI. We have two LLC and have the intentions on moving the properties into them however I don't think that will help my DTI or will it? I guess my question is aside from paying off my debt is there another way around this dreaded DTI?

Thanks Danielle and Dan,  I've been doing some reading and listening to pod cast on the site....so much information, I only wish I had this avenue prior to my plunge into the real estate game.....but still better late than never.

I purchase my first property from my father. This was a property that I grew up in and when I got deployed my dad purchased an additional property and rented this one out to section 8.  Once I had seen the chashflow I have been hooked. I have been doing more reading, attended seminars, viewed podcast and now I am here on BP looking to further my knowledge in investing in multifamily properties and eventually moving into commercial real estate.  I currently have three properties one in Maryland and two in Delaware.  As my military commitment has yet to be for filled, one of my short term goals is to purchase enough properties that produces horizontal income that will replace my vertical income [BP podcast 190]. and get a jump start on my life after retirement.
