Hello. I just purchased 3 properties from a wholesaler and looking to do a cash out refinance. Does anyone know of any lenders that will go off LTV after just 3 months from purchase? Rather than the full 6 months.

I am somewhat experienced real estate investor and a broker. I submitted a cash out refi to loan guys on a triplex. I wouldn't recommend them. We cancelled the loan before closing. I contacted them because I saw an ad for 4.95% APR on no income verified 30 year loans. When I actually spoke to someone and submitted the property they quoted me a 5.95% interest rate with 2 points paid at closing.
A few days before closing they switched the rate to 6.44% and increased fees dramatically. I cancelled the loan. Another turn off is that they never gave me my appraisal report. 

I am a real estate investor in central Florida. Rent Redi is the first management software I have ever used. I currently use it to manage 14 tenants. Most tenants were able to make tenants easily through the app. Other weren’t because there bank wasn’t supported yet. According to rent redi on Feb 10 they updated the processor to allow payments from all banks. We will see about that on Mar 1st. I also like the teammate feature, auto late fees, and the maintenance feature. Definitely a huge step up from not having a management software before that. Overall good experience so far
