Is anyone out there using a website to find deals?  If so, which one and how is it working for you?  I would love to hear some strategies on what you are doing to find off-market deals.

I have been looking into getting a website to attract seller leads.  If you are using a website to attract leads, please share which site you are using, why, and last, how it is working for you. Do you have any recommendations?

Can those of you who have set up an LLC please tell me the pros and cons of getting one? Do you purchase your properties in the LLC? I saw a post a couple of days ago about not being able to get a loan with an LLC it must be a person. Please share your thoughts

I have been in real estate for 37 years and I would find one or two new young agents who are hungry to learn and mentor them in the real estate and investing business while helping their dreams come true.  I would work with those agents, to invest most of that money to create greater wealth to help others in any way I could through charity and donations.
