I rehabbed a house while working full time and a single mom of a 3 year old (at the time). I didn’t have partners so it was all me. It didn’t help that it was at least 30 mins away from my house and I had to fight rush hour traffic- if I had to show it or address something. I now only purchase properties in close proximity to where I live. Anyway- I had contractors do their work and I always stopped by to make sure it was getting done. Keep tabs on it the best you can unless you plan to hire a manager. I’m sure you want to rent it out as soon as you can so you’ll want to keep on top of everything while it’s being worked on.

Absolutely. Keep in mind when you use an Agent- the seller pays the commission.

I’m not sure If there is a way around it-but do You have any doubts that it would pass inspection to get the permit needed?

My housing office sends me a new housing agreement every year that both the tenants and I have to sign. There is a place on the form to indicate a rental increase. I also have to have the tenant sign a letter of the intended increase, a copy is sent to Housing as well. This is sufficient to increase rents the following year (anniversary date of renting). Maybe your housing office will have a similar form.

I love sect 8- I can get higher rents in my homes without luxuries (granite etc). My tenants have been long term and the tent come in time. I have a good relationship with my local housing office-sometimes they call me asking if I have any houses to rent to their clients since there is always a need. I find all my tenants on craigslist.

I also took out a heloc to purchase rental property. I used a local bank. They’ll send out the appraiser and tell you what they will give you as far as equity. It was a quick process for me.

I love sect 8. I have 3sec 8 tenants and am closing in a three family and plan to load up the house with more section 8 tenants. I can get higher rents and the check is there the first week of the month. It’s a beautiful thing.

My Attorney always recommends getting as much title insurance you can buy. It Doesn’t cost that much and it can be valuable in the future if there is a dispute about your property.
