Maybe I'm biased, but I do love Redlands. I live in Redlands and the community is amazing. With your budget, you could definitely find something suitable for your needs, even in South Redlands with an ADU. Live in one, rent the other.
I can't speak much to going out of state, but I do know some areas you mentioned may be a little inflated. I'm currently looking in Houston for some rental properties.
I'll follow up with a DM. Maybe we can meet to network. I invest full time around Redlands.

Hello,
I purchased a property in California using hard money with a 6 month term that I intended to flip for $220,000. I ended up just relisting the property on MLS and accepted an offer at $305,000.
I know that the buyer has the 20% down and even a little more, however, the lender is saying they may not lend to her (still waiting for an answer as to why they may not).
Her closing costs with this lender would be $14k
How can I restructure it on my end so if anything goes wrong, I can salvage the deal? Here is one idea I have...
1. Increase purchase price to +/- 325k.
2. Create a note at x% interest rate for the buyer and have her put down 20% paid directly to me.
3. Refinance out of my HM loan.*
4. Sell the note to another lender to pay off my loan from the refi.*
(Can I get away without doing a refi and sell the note within 6 months to pay off the HM?)
(* marks the areas I don't know are possible)
Her note to me would be 260k, and my loan is currently $187k.

Just wondering if anyone has any experience applying for a California General Contractors license using owner-builder experience from flipping houses.
I also have my Bachelors in Project Management. Not sure if that will help.

@Malcomb Stapel I have a large toolbox I pack up every night, and I tell my crew to bring their stuff too. I just got lazy. Leaving any tools on site won't be happening again though! Thanks for the response!

@Dan Travieso I appreciate the response. Getting a used car on site is a great idea. I always try and keep the place clean, porch light on with no lights inside so they can't see in. But obviously it didn't work this time.

Good evening,
My flip was just broken into this weekend. Fortunately, we don't keep too many items at our flip, but a compressor and miter saw were stolen, along with some material we had just purchased.
I've used the Ring Jobsite camera in the past, but it was bugging out on me a lot and I didn't put it up on this flip. The nice thing is that it provides its own internet, which I need.
I'm sure some of you have experience with jobsite security. Any recommendations?

@Isaiah Williams good insight lol. My wife works full time, so I watch the kids during the day like 3 days a week. Besides that, I'm 100% in real estate. I'm an active Realtor, I have investors I write up offers for, I flip, etc...
I currently only have 1 friend who I see every 4 months lol besides that it's all family and real estate.

@Daniel Fitzroy I appreciate your words. That's how I feel too. I would very much like to offer them a cash for keys situation so that they can use the money to find another place. I just have no idea what the magic number is. I'm just afraid of starting off the relationship on a bad note and them retaliating.
