Thanks guys!  Andrew I can keep a look out... it would be much easier and cheaper to find what you are talking about in covington.   Are you looking for something turn key or something you can buy and renovate?

I feel like the real estate are everywhere in nky and cincinnati, but I can never get a hold of them? Once and a while I'll meet them on the streets.... Anyone else ? I would love to connect with other landlords in my area?

I've been investing in real estate for about 7-8 years, I have 17 units currently. I am located in the cincinnati OH, nky area. I started with a small amount in my savings... 25k, bought a 3 family my first deal, and have been building ever since.  I will be quitting my full time job soon to dedicate all my time to RE investing. Which is very exciting for me.  I am interested in connecting with people that are in the 50-100 unit range and interested in their strategy on how they got there. I am scaling, but I feel as if I could scale faster than I am now. Please add me if you are in the Cincinnati nky area! or anywhere else :)

Yes, it is normal. At least I can speak for my area.... Cincinnati OH area.  In my city they require a rental lis. as well as an occupation lis.  The yearly fee sounds about comparable to mine as well. The one thing we dont have is a rental inspection to obtain the lis. we will only trigger an inspection if you get caught renting without a lis. Usually they are only looking for safety items... CO2 detectors, smoke detectors, hand rails, operation windows... etc.
