Im noticing a disturbing trend.

Cash flow statements leaving out expenses...........................

Anyone else seeing this????????????????????????

Your question is so vague its impossible to answer.

To my surprise my airBnb in a major city is doing fine.  Could do better though,  like pre covid......lol.

One portion of Vegas is going down, year on year actual sales.  TRUMP,MGM, and Palms condos.  Not yet buy levels but who knows.

Trying to make a point here.  Those of you who are recommending Storage Units.  Can you please give details on your latest buy.

Storage units have been pushed for as long as i can remember. Just like everything else RE. Its not as if NNN cap rates have gone down but not Storage Genre. CAP rates have decreased the whole world over.

About limited partners. Do you know any LPs who have created wealth holding a Syndication for 20 plus years......lol.  Syndications are a churn  fee machine for the LEAD DUDE.   Why you think they have limited lives.  Common 5 year term.

You better off just buying a simple condo and forget about it.

@Sam Issa Sounds awesome! What size assets are you looking for in OH? I am not far away being in Indianapolis. I have not come across anything interesting in OH but I look occasionally. @Account Closed I do not agree with some of your points. I can point you in the right direction of some educational content that helped me understand syndications better when I started if you want. 

@Steven Foster Wilson What do you mean OH is beginner friendly? Being in Indy, I have not come across anything worth while in OH yet. What size assets are you focused on?

@Scott Krone Sounds awesome! I have also been looking into self storage. We are still in buy mode for multifamily but I would still be open to self storage. What do you like about self storage?

@Caleb Brown Cold calling is great! We are doing that on the multifamily side. We have come across some great leads and like beating the competition in the market now. 

 Investing in Syndications as Limited Fella are for people who dont know BETTER.

Start following Coffee with Markus  on You....   and his teachings on the option Wheel Strategy.  Basically selling Option premium for income.

30 minimum.  40% doable.

Warren Buffet does sell Option Premium. This portion doesnt get the Press though.  Its rarely mentioned.

Think selling option Premium.  A few months study and you good to go.  You can be as Nuts or as conservative as you want.   

Take $75,000 capital and give it a whirl.  Ten % would be if you are ultra conservative or really bad.  Good % to shoot for is 25-33%. 

Example.Example today opened a Cash Secured Put on INTC.  Annual of $25%.  You need to understand how annual rates are calculated.   My trade is for 37 days.

Just wait till Real Estate deals you want show up.

All these guys say just keep looking are Wacko.   very rarely after 13 Bull Run are there much deals around.

Prices are too BLEEP high.   Or income is way too BLEEP low.
