Hi Keifer! These are both common questions on BP, and there are a lot of great resources through this network.

One platform not mentioned in the above thread that @Glen Wiley also pointed out is Apartments.com. It's a bit clunky and doesn't have a variety of features, but if you're looking for something basic to cover a few units that will simply collect rent, post recurring rent/fee charges, etc., it's free!

Likewise, Stessa has a freemium version to help track property expenses. If you become a Pro BiggerPockets member, Stessa's premium version and RentRedi (another property management software) is included in the membership.

Hey there! The easiest way to run a background check on a potential tenant is to go through a property management software, such as Apartments.com, Zillow Rental Manager, Rentredi, Hemlane, or Appfolio. The background and credit checks are often built into the pre-made online applications and charged directly to the tenant.
