How can you determine how much money you can get w/out going to the bank? Can you only get the equity thats actually in your home or will they give you more?

Thats what I wanted to hear. I will call her tomorrow and discuss the house and her situation. What I mean by not having money is that I dont have any money as far as buying the home or giving a down payment for the home. I can handle the title search and things of that nature.

Heres the deal.

A friend of mine told me a woman he knows is either going to loose her home at the end of this month or she is going to stop paying on it this month and let the bank take it. She has started moving into a townhouse already. He told me she has it for sell but is giving up on it by the end of this month. I told him to tell her about seller financing like lease option, subject 2 etc. He told me she is stupid, which is apparent. She has already lost one home and a vehicle. I hate for her stupidity to ruin her life. He said that I should make this my first deal.

Heres my problem. Its my first deal. I don't know alot about doing this. I have no money. And I dont know what to tell her. I have read about flipping and wholesaleing but I have not learned much on other options.

Please give me some guidance fast. I dont want this to get away.

How would you guys handle a letter about a home that a person died and the family is the hiers. A neighbor of mine passed last week and now the house is vacant and her kids live out of state. So I dont know how to approach without sounding like I could wait till she died. Yo understand where I am coming from.

Is that simple. Do they work? Do you use these even for homes that are for sale through a realtor company or just on the for sale by owner.

What is meant by yellow letters? What do you write and who do you mail them to? Where do you get the addresses or are they just addresses of property you have looked at?

Thanks for the info. I have the Carlton sheets program. I purchased it when I was in the military. That was in 1998. Do you think the info is the same as a new one.

Just started reading here and noticed alot of abbreviations. What is the lingo.
What are some good books to read to learn about all the different ways to invest. I am one of those guys with no or little money. I could get my hands on 10-20k but for a short period of time. I was hoping to be able to buy low at an auction and sell and pay back the money and keep the profit. Or can you do this and keep the property and just get an equity loan or line of credit against it to pay back the money borrowed. I would really like to get into duplexes. It just seems easier to deal with. I would just like to be able to learn what to say at the bank or to other investors. Learn and know the game!!!
