I hear this often from other investors. I am irrationally terrified of not performing on a deal, so I have always checked in with a few potential loan sources to make sure I could qualify for the loan before making any offers. Once you understand the numbers they are looking for it is a lot easier to underwrite the deals with confidence.

Hello everyone, when finding a deal you want to use financing for (either private or conventional), should you have a deal in place first, or should you have the financing in order first? And why?

I am starting to wholesale and want to get my team in place since I am getting some seller leads. I need a title company with experience with assignments, subto, and other investor-friendly transactions. I am looking for any suggestions in the Charlotte, NC area.
I also know that I am new to this so any advice and/or suggestions of people I should connect with is appreciated.

Thank you! I saw a meetup is going on next week, and am planning on attending. I have previous experience as a mortgage broker but I am currently going through a career change.

I am looking for someone who can help me get started in wholesaling. I have been a listener to BP for about two years and am deciding to take action! I know the importance of having a mentor when starting something new and have come to the forums to see what advice I can find. I have been debating on using subto or astroflipping to get started. What are some experiences that the BP community has had with these companies? Are there any others that are recommended?
If you have experience wholesaling, please let me know about your experience getting started and how you found success.
