Thanks everyone for the feedback.  I had my PMC consult her lawyer and the lawyer confirmed having the promissory note was not the way to go.

The treatment was for a 1100 sq ft house and prices confirmed for 3 vendors.  Being in South GA I wonder if they make it a bigger deal than other areas and bend you over on the charges??

Of course after this, I find out the tenant paid late for November and says the bed bug issue is gone.  Our PMC called him about December rent, and wouldn't you know it, he says he can't pay until the 10th since that's when he gets paid.  Now he's mad saying were unreasonable.

This situation is moving quickly towards an eviction or agreement to let him out of the lease.  We'll hold the deposit and confirm that the bed bugs are suddenly "gone".

Hey Folks, I have a situation I hope your brilliant minds can help with...

I have a tenant that brought a bed bug infestation to our property.  The cost to treat is running about $1500.  It has it in the lease that they are responsible for bed bug treatments.  They can't afford it.  

Speaking with my property manager we're trying to figure out how to handle it.  She doesn't want to ammend the lease, which is what were leaning towards where the tenant can pay us back in increased rent.  She wants us to do a promissory note, basically an unsecured loan, which I'm not a big fan of.

Any ideas of how to handle this?
