@Cole Bigbee What type of leases do you have? I have stipulations where they can't store junk on the property and has to be free of trash. What other things do I need to include in my leases besides the normal stuff?

I bought a piece of property that only had a metal building on it for 30k. I rented out the building to a gentleman who wanted to use it as storage for his classic cars that currently brings $500 a month in rent. After that I bought a small 1/2 acre parcel and built a 24x36 metal building on it. This one is used for a woodshop and brings $700 in rent. The costs are relatively low, I can buy the parcels pretty cheap, spend around 5k on a concrete pad, 2k in electrical, and 2k in plumbing. The metal buildings range from 15k-40k depending on size. Does anyone else have a similar business model? Should I keep going? I would like to continue this until I have around 5 or 6. Pros and cons? Thanks in advance!

I have a few empty lots. I would like to do some type of storage with them. There are several mini-storage facilities in the area. What are some other storage options besides your typical mini-storage?

@David Stumpf, RV and boat storage has crossed my mind. I've haven't thought about a contractor lot though. Great idea.

I inherited roughly 3 acres of flat land. The land is in a flood plain. Local code says if I were to build anything that the living space would have to be 12ft. off the ground. Any suggestions on what I could do with the property? Obviously I have the option to sell it. Maybe someone has been in a similar situation and came up with a creative option. Thanks!

@Matt Brown, we are very alike. My wife works too, from home. Earns a very good living. We have alot saved so I would like to buy a couple more rentals this year. I too have looked into mini storage units. Thanks for sharing!

Hello everyone, I'm new to bigger pockets. I am 35 years old and I currently own 2 rental properties that are paid for. They each rent for $625 per month. I work in the utility industry also and make a very good living. The problem is I am subject to mandatory callouts and mandatory overtime. I feel like I don't have control over my life. I have young children and I absolutely hate missing out on things. I hate getting home in the evening only to see them for a few minutes before bed. I currently have no debt other than my mortgage. What are some steps I can take to make the leap to being financially independent?
