We put the $400K towards tower improvements to increase the property value and buildable lot access. Those funds have not gone towards the purchase.
All of our ducks are in a line legally and with due diligence to close. All reports done as well. We do have back-up partner who is willing to close with us, however we prefer to move forward with someone else based on the terms they are presenting. Worst case we will close with them but it would be nice to have other options if possible.
I do realize this is quite last minute and so at this point it is looking like we will have to accept deal terms we aren't thrilled with, I just wanted to make sure I wasn't neglecting some kind of peer-to-peer CRE investment site or crowdfunding site that could move quickly and with our terms. This deal is so hot that I imagine many people would be interested in it as a partner if we got it in front of them.

Hi there!
This is my first post, I'm grateful to be a part of this community. I have gone under contract with a 56 acre industrial lot in Apex, NC that I need to close on by October 18th for around $2M. I've put $400K into the lot already to increase the value of the lot from $2M to $9-$15M. The owner of our firm is cash tight and from another project and cannot be a personal guarantor. I'm trying to get creative with how I can close this land out.
What are some of the best options for me? Are there crowdfunding platforms for CRE that actually work? This is a hot deal with a high return. We have already had an offer for one small piece of the land for $8.5M and another piece of the land for $2M. What is the best way to find investors quickly that would be interested in this deal?
