When you are purchasing a rental for the brrrr method. Can you use a conventional bank loan such as a 15 or 30 year loan instead of using a hard money loan or private money loan? Or is using loans with a quicker payback period and higher interest rates better for this particular method.  

I have a 5 bed 3 bath zoned commercial property in the Whitehaven area near Graceland it needs 10-20k of work clean title, but has potential. I'm asking 42k with the ARV being 109,000. I'm wondering does this deal make sense. Also the closing costs will be low because the property is quit claim deed.

 Greetings, So I have been having trouble getting a code violations list in the city of Memphis . I've been the Code Violations office and upon asking for a list i was given a link to a site with building permits which was no help do any of you have any experience with finding a least in Memphis?
