I have read online and on some older forums on here that you can use a home equity loan for a down payment for an investment property. However, my lender is telling me no. Can anyone verify this?

Okay awesome, thanks you guys. This actually helps a ton. My realtor just said I would be required in NC to have some type of liability insurance. But yea I definitely don't need the full replacement costs on the property.

What type of coverages should I have for insurance on my duplex? I want to cover myself but also not spend too much where I handicap my cash flow. I have gotten a couple quotes and both of the quotes have the dwelling coverage for way more than the house is worth; is this normal? Should I also have liability coverage on the policy? Thanks in advance!
