 Thanks for the quick response! I do have assets to protect so that's why I was asking. I'm trying to take the no or low money down approach on my first property. There are ways to protect my assets without having the property in an entity?


Of course, yes if your concerned about the liability from your renters than you can add renters insurance.  If you do have some assets to protect I would recommend consulting with a CPA to determine whether or not an entity makes sense.

Nice and congrats! $1k+ of cashflow from one property is a dream.

You can purchase insurance that will give you similar liability protection if that's your main concern. You can always refi out of the loan with your name into an LLC with a conventional mortgage down the road.

@Danielle Young - I would check what is allowed under the zoning first "by right" if you have not already, you can find the uses in the by-laws if you know the exact zoning designation for your land.  Residential zoning is different from town to town and may not allow modular or mobile homes or may require a special permit for the same.

@Chris Davidson - I agree with your point on how demand has changed given the change in technology over the years.  But I would say it would be difficult to use an exact number for a balanced market nationwide given that demand is highly localized.  For example, demand and absorption are going to be much higher in urban core areas when compared to more rural areas.  In some cities through the country there is actually global demand not just domestic. I don't see how you can say with any certainty that 6 or 4.5 months is going to define a balanced market because of this.

@Kristin Haug - you need to look into the underlying zoning to see what the min lot and frontage requirements are.  Assuming all are met, you should be able to subdivide.  I would connect with a local civil engineer who can assist you with analyzing your property to see if its possible.  They will ultimately have to draft the submission to the municipality for approval.
