I will be issuing a violation within the first day or two after taking over management. Unfortunately in Oregon there are some landlord tenant laws that make it difficult to clear out tenants since the no cause eviction is at minimum 90 days for tenants occupying over a year with some select exemptions which don’t apply to this situation so I couldn’t start fresh with new tenants and I do expect some headaches in the near future but plan to get them out and replaced with better suited tenants as quickly as the law, and financing allow.

Thank you guys for the responses! The original lease terms allow approved pets but no approval process was sought out by tenants so the fact that they have the pets without the appropriate approval is a violation in my mind. Poor property management had this property for several years so I will have to tighten the reins since it’s a little out of control. One tenant is smoking in a non smoking unit as well. I will be occupying one of the units for about a year once I get it renovated to provide some extended close oversight for awhile and hopefully move in some better. I will definitely ask the full pet deposit upfront but I am willing to break it up over the two months if needed. I don’t want to shake the tree too hard day one but also need to let them know that this free for all mentality is unacceptable.

I’m closing on my first 4plex tomorrow morning and am inheriting two units with tenants who acquired dogs that are not on their current lease and I’m looking for suggestions on how to navigate the transition of owners while implementing a $500 pet deposit and $25/month pet rent. Neither units have record of a pet on their lease. One unit is month to month and the other is in lease until September 2020. My plan is to request the $500 deposit and pet rent starting next month and possibly letting them pay the deposit in installments over a series of 2 months but with covid this could be difficult. Any suggestions!?
